Temescal could be the very definition of a transit-oriented neighborhood if it weren't so underdeveloped. Did you click on the Afterglow link? You can see, even in the owner's own picture, that it's in an outdated building. Temescal can do what Rockridge didn't - accommodate all the people that want to live there by building new residences when the opportunity arises. Rapid Bus can work if people are there to use it.
